How Do You Turn a Warehouse Into Indoor Pickleball Courts?
Empty warehouse space is being snapped up across the country and turned into indoor pickleball, basketball, and multi-sport facilities. The appeal is obvious: tall clear-span ceilings, big open floors, and rent that pencils out a lot better than ground-up construction. But the part nobody puts on the brochure is that the warehouse floor you’re standing on is almost never ready for a sports surface as-is.
If you already know you want courts in your building, the real question isn’t whether it can be done.
It’s whether the floor gets prepped correctly, the joints get handled, and the air gets controlled so the coating actually bonds and lasts. Get those three things right and you have a surface that plays true for years.
Is My Warehouse Floor Ready for Pickleball Courts?
Almost certainly not in its current state, and that’s normal. A warehouse slab was poured to hold pallet racking and forklifts, not to grip an acrylic sport coating. Most of them come with a hard, slick, steel-troweled finish, and that smoothness is the enemy of adhesion.
Acrylic court systems need something to bite into. The industry measures that texture on the Concrete Surface Profile (CSP) scale, which runs from 1 (nearly smooth) to 10 (very rough). For the thin acrylic systems used on courts, manufacturers want roughly a CSP 3 to 4 — essentially the equivalent of a medium-broom finish. A floor that was steel-troweled smooth has to be mechanically opened up to get there, usually by shot blasting or diamond grinding, so the coating can physically anchor to the surface instead of sitting on top of it like wax on a car hood.
There’s a simple field test we use to flag a problem early — the water-break test. Pour a little water on the slab and watch what it does. If it beads up, there’s likely a curing compound or sealer on the surface acting as a bond breaker, and that has to come off before anything else happens. If the water soaks in evenly and darkens the concrete, the slab is open and ready to accept coating. Skipping this step is the single most common reason a court fails — the coating peels down to bare concrete because it never had a real grip to begin with.
One more thing on new construction: if your slab was recently poured, it needs time. Fresh concrete should cure a minimum of 30 days before any coating goes down. It’s not about being dry to the touch — it’s about the slab releasing enough internal moisture that the coating can bond and cure properly on top of it. What About the Control Joints in the Floor?
Warehouse slabs are full of control joints — those intentional saw-cut or tooled lines that let concrete crack in a straight, predictable place instead of randomly across the floor. They’re doing their job in a warehouse. On a court, they’re a problem to be managed.
Joints and cracks have to be cleaned out and filled with the right material before surfacing — a flexible, acrylic-based sealant made for courts, never a hot- or cold-applied asphalt crack filler, which is incompatible and bleeds through. The reason filler choice matters so much is movement. A joint that still flexes underneath the coating will telegraph right back up through the acrylic and reappear as a line or crack on your finished surface. Handling joints properly means choosing the right fill, accounting for whether they’re still active, and building the surface up over them so play stays smooth and the cosmetic line disappears.
Why Does HVAC Matter for Installing a Court?
Most people think of climate control as a comfort feature for players. It’s that, but for the installation itself it’s structural. Acrylic court coatings are water-based — water carries the coating during application, then evaporates so the solids lock together. That process has two stages people constantly confuse: drying is the water leaving, and curing is the coating chemically bonding into a hard, durable film. The coating has to fully cure, not just dry, to reach its real strength.
And curing is fussy about its environment. As a rule, acrylic systems need surface temperatures above 50°F and need to stay there, and high humidity drags drying out and can stop a proper cure cold. Outdoors, installers wait for a good weather window.
Indoors, you are the weather window — which is actually an advantage, because a properly equipped building lets you control temperature and humidity precisely instead of praying for three clear days. But it only works if the HVAC is in and running during installation and curing. Coating a cold, damp, unconditioned warehouse in the dead of a Nebraska winter is how you get a soft, hazy, poorly bonded surface that never hardens the way it should. Climate control is crucial to a successful surfacing project.
What’s the Right Order of Operations?
When the three pieces above are sequenced correctly, a warehouse conversion is a clean, predictable process:
- Assess the slab. Check the existing finish, run the water-break test for curing compounds and sealers, confirm a new pour has cured the full 28–30 days, look for dips and unevenness, and confirm the ceiling clearance and any beams or mechanicals over the playing area.
- Profile the concrete. Shot blast or grind the floor to a CSP 3–4 so the coating can bond. Address any leveling issues at this stage.
- Treat joints and cracks. Clean and fill with court-grade acrylic sealant mixture.
- Get the building conditioned. Confirm HVAC is operational and holding temperature and humidity in spec before any coating goes down.
- Surface and stripe. Apply the resurfacer and color coats, allow proper cure time between coats and at the end, then add regulation lines — including dual-sport markings if you’re running pickleball, basketball, volleyball, and more in the same footprint.
That multi-sport line setup is often the whole reason for the project. One well-built floor can carry several sports if it’s striped intelligently, which is exactly the flexibility that makes a warehouse worth converting in the first place.

A warehouse can make an outstanding indoor court facility because the bones are usually great. But the floor and the air are doing different jobs than they were built for so understanding that is important. The concrete profile determines whether the coating sticks. The joint work determines whether it stays looking right. And the climate control determines whether it cures into a hard, true-playing surface at all.
