How to Decide Between Asphalt or Concrete for Your Pickleball or Tennis Court?

So you’ve decided to build a pickleball court or tennis court. You’ve done your research, know where it will be built, and got the approval of the board (or your spouse) to move forward with the project.

Next step: Choosing to build with asphalt or concrete. There are pros and cons to both and we’ve worked on both surfaces so here’s our take as an athletic court construction company.

What Are You Really Choosing Between?

Every pickleball court, and every tennis court for that matter, is built in layers. There’s the sub base layers of compacted soil and concrete aggregate. Then the vapor barriers that prevent ground moisture from seeping through. Then the re-bar or post tension followed by the slab. In Nebraska and Iowa, there are really only two viable options for the slab: Concrete or Asphalt.

By the time you put the sports surfacing and color coat on, it’s almost indistinguishable, the difference. We want to talk through the technical aspects of asphalt and concrete because it impacts how your court holds up over the next 20 or 30 winters.

What Does Asphalt Get Right?

Asphalt earns its popularity fair and square. It costs less up front, sometimes a good bit less, which matters when a budget is tight. It cures fast, 30 days compared to the 45 days with concrete.

And when a small crack shows up, a good crew can chase it and patch it without much drama or expense. Just about every paving contractor in the region can lay it, so it is easy to source.

For a homeowner who wants a court now, on a set budget, and does not mind a little upkeep down the road, asphalt is a reasonable pick.

How does Asphalt Perform in Nebraska?

This is where our climate stops being polite. Asphalt is a flexible material that stiffens and gets brittle as it ages and bakes under the sun. Once it starts to lose that flexibility, it cracks. And in eastern Nebraska and western Iowa, cracks are not merely a cosmetic issue but a playability issue (and potential injury waiting to happen).

Water finds the crack, sinks in, and then we get the freeze-thaw cycle that defines our winters. That water freezes, expands, and pries the crack wider. Then it thaws, seeps deeper, and freezes again.

Do that a few dozen times a season and a hairline crack becomes a trip hazard. Asphalt courts here typically need resurfacing more often and reach the end of the road sooner than many people realize.

Why Does Concrete Cost More Up Front?

Concrete is a long play situation. It costs more to pour, and it needs to cure for about 45 days before anyone can surface it.

What you buy with that additional money and time is stability. A properly engineered concrete slab does not flex, oxidize, or go brittle the way asphalt does. It shrugs off freeze-thaw far better because there is simply less give for water to exploit.

You resurface it less often, and the court holds true for decades instead of years. For a municipal court, an HOA amenity, or any homeowner who plans to be there a while, that longer runway usually wins the math.

Why You Might Not Choose Concrete

Concrete is not magic, and anyone who tells you it never cracks is selling something. When done right (with post tensioning) concrete can virtually avoid most hazardous cracks and keep mostly to hairline cracks.

If you build a proper base, it’s absorbs most of the ground movement and will have minimal impact on your slab. However, if the base was not built right, concrete is rigid so ground movement with crack it more easily than asphalt.

What Are Most People Not Aware About Concrete and Asphalt?

A few myths cause most of the bad decisions out there.

First, the idea that asphalt is softer and easier on your knees. Once the acrylic system is on top, the coating drives how the court feels far more than the base does. The difference underfoot is marginal.

Second, the belief that concrete is crack-proof. All concrete cracks eventually. The severity of the crack and impact depend entirely on how it was engineered.

Post-tension concrete, with steel cables running through the slab, is the premium answer for crack control. Post-tension is known for not needing joints (or saw cuts) and cracks are usually hairline. Rebar and mesh are the solid middle ground, but will inevitably produce cracks. Plain concrete laid on top of dirt will cause the most amount of cracking in the least amount of time.

Third, and this is the big one, the base slabs matters less than the base underneath it. The sub-grade and stone base beneath the slab decide more about your court’s life than asphalt versus concrete ever will.

And finally, cheaper up front is not the same as cheaper overall. Asphalt’s shorter resurfacing cycle adds up over 25 years. If you’re looking at the lifetime value of an install (think commercial or municipality courts) then Post-Tension concrete is the way to go.

So Which Should You Pick?

For most courts in the Midwest, concrete is the better long-term investment. When you are building something meant to sit outside through Nebraska summers and Iowa winters for a couple of decades, the material that resists freeze-thaw and needs less frequent attention tends to pay you back. Post-tension concrete on a well-built base is about as close to a set-it-and-forget-it court as this climate allows.

That said, asphalt is still a viable alternative. A tighter budget, a shorter time horizon, or a homeowner who is ok with a resurfacing rhythm can all make asphalt the appealing choice.
